Real Estate Outlook
Volumes in the Dutch real estate market have fallen significantly, as institutional investors waited for more clarity and for interest rates to decline. Finally, seven months after the elections, a new right-wing coalition government was sworn in in July. Yet, despite a long phase of political instability, the Dutch economy is holding up relatively well and commercial property prices are stabilising. Will 2025 prove to be the year of recovery?
What is the scope for price growth? Will problems with refinancing cause downward price pressures? Which sectors are doing better? Demand for office space is declining as the economy recovers and more people work from home. Will there be a further polarisation of the market as energy-efficient, high quality and well-located offices remain in demand? The logistics market remains strong because of a structural scarcity of supply. Are further rent increases on the cards? The residential sector is hampered by uncertainties around rent regulation and fiscal policies implemented last year which investors regarded as unfavourable. What is the outlook? The retail sector has seen a lot of bankruptcies in the non-food sector, but as consumer confidence recovers and people have more money to spend there could be some upside. Tourism continues to grow in the Netherlands, making the hotel sector an important focus sector for investors. Who is looking at what? The senior housing and healthcare market is seeing great change, as demand grows from a growing elderly population. What is happening in the sector and where are the opportunities?
ESG & Impact Investing
Which countries, sectors and companies have taken a lead? What are the key sectors that fit an impact strategy? How does it apply to the office sector? What about residential? Will the trend focus more capital on areas such as Senior Living, Healthcare, Life Sciences, Affordable Housing? What about urban transformation plans or infrastructure projects? How is impact investing developing in different markets and countries across Europe? Is it a 'one size fits all' approach or are different markets at different stages? As more companies now articulate a social purpose, what do we mean by 'social value' and 'social purpose'? How can investors put together a cohesive strategy across their business? How can investors transform existing buildings and what role does green finance play? The role of embedded carbon is being looked at more and more - what will the impact be? How are valuations being affected - has a green premium replaced the brown discount? On the environmental side, what are the main regulatory, technical and financial challenges to becoming ESG-compliant? Will EU regulations become ever more stringent or will there be a slowing down following the European elections in June?
